The Jungang-dong Redevelopment Promotion Preparatory Committee organized the session from 2 p.m. to 5 p.m. About 200 people attended, including local residents and land and building owners, reflecting considerable interest.<\/p>\n

Experts in urban planning and design, property appraisal, and law spoke in sequence, explaining the redevelopment\u2019s overall direction, procedural steps, and financial feasibility.<\/p>\n

In the urban planning and design segment, presenters outlined the basic redevelopment concept for Jungang-dong and unveiled a proposed site layout, perspective renderings, and intended development direction.<\/p>\n

Residents listened closely, showing particular interest in how the neighborhood\u2019s living environment and the scale of the housing complex would change after redevelopment.<\/p>\n

<\/p>\n

An appraisal specialist detailed the redevelopment structure, how property-rights values are calculated, the concept of owners\u2019 contributions, and the results of the project viability analysis. A legal specialist reviewed the redevelopment procedures, the requirements for forming a promotion committee, and the legal meaning and importance of residents\u2019 consent forms.<\/p>\n

<\/p>\n

According to the committee\u2019s project viability analysis, the Jungang-dong redevelopment site covers approximately 60,000 m\u00b2 (about 646,000 sq ft or roughly 14.8 acres). The plan envisions two basement levels, 15 aboveground floors, and a total of 811 housing units, with an estimated floor-area ratio of 149.69%.<\/p>\n

<\/p>\n

Assuming construction costs of KRW 10,000,000 per 3.3 m\u00b2 (approximately 35.5 sq ft), the appraised property-rights value for a 72.6\u2011pyeong single-family house is estimated at about KRW 3.5 billion (approximately $2.63 million), and about KRW 3.88 billion (approximately $2.91 million) for an 80.5\u2011pyeong house. A 12\u2011pyeong villa was estimated at roughly KRW 1.0 billion (approximately $750,000).<\/p>\n

<\/p>\n

Applying a construction cost of KRW 11,000,000 per 3.3 m\u00b2, the committee estimated a 72.6\u2011pyeong single-family house at about KRW 3.2 billion (approximately $2.40 million), an 80.5\u2011pyeong house at about KRW 3.55 billion (approximately $2.66 million), and a 12\u2011pyeong villa at about KRW 920 million (approximately $690,000).<\/p>\n

The legal expert also reviewed the redevelopment timeline, conditions for establishing a promotion committee, and why residents\u2019 consent forms carry legal weight. A question-and-answer session with residents followed the presentations.<\/p>\n

Lee Kwang-won, chair of the Jungang-dong Redevelopment Promotion Preparatory Committee, said, \u201cJungang-dong is the heart of Gwacheon, but aging conditions have increasingly highlighted the need to improve the residential environment. Today\u2019s briefing was intended to provide residents with accurate information and to share a realistic project direction rather than vague expectations.\u201d<\/p>\n
